How it works

  1. Landlords make it possible

Vetted landlords list apartments where part-commercial use is an option.

  2. You inquire

You inquire about an apartment and tell us how you'd like to live and work. We handle the rest.

  3. Set out in the lease

The part-commercial use is agreed in the lease. We provide the templates.

  4. Move in, live, work

You move in, live, and work from home.

Frequently asked questions

  • What does “part-commercial living” (teilgewerbliches Wohnen) mean?

You rent an apartment where you primarily live and use part of the space professionally — for example as a home office, atelier, or studio. Living remains the main purpose; the professional use is expressly permitted in the lease.

  • Who is Space to Settle for?

For freelancers, the self-employed, founders, and people with a side business — and for landlords who make exactly that possible. We bring both sides together.

  • Is part-commercial living legal?

Yes. The prerequisite is that the landlord permits the part-commercial use. That's the case for every apartment on Space to Settle — the use is set out directly in the lease, and we provide the templates.

  • Why am I asked about the intended use when inquiring?

So the landlord can place your inquiry and the lease fits your situation from the start, you briefly state how you'd like to use the apartment when you inquire.

  • How does an inquiry work?

You create an account, inquire about an apartment, and briefly describe how you'd like to use it. Our team replies within one business hour on weekdays and guides you through to the lease.

  • What lease terms are possible?

Open-ended leases for your long-term home, and fixed-term leases (typically 3–24 months) for projects or transitional phases. Furnished, unfurnished, or fully serviced — the furnishing level is stated on each listing.

  • Which cities does Space to Settle cover?

Currently Berlin only. More cities will follow.

  • Who are the landlords?

Verified private and institutional owners in Berlin who permit part-commercial use in their apartments. Every apartment is checked before it goes live. We currently maintain a waitlist for landlords because we vet every listing ourselves.
