  • What's the legal framework for company apartments?

    When a company leases an apartment, it is a commercial tenancy (Gewerberaummietrecht, §§ 578 BGB). The residential rent cap only applies to residential tenancies with natural persons. Sub-letting to an employee through a company is legally sound as long as the form and structure are correct. Space to Settle provides that structure.

  • How quickly can the apartment be ready to move in?

    Once a company signals interest and the apartment is available, the lease typically closes within a few business days.

  • How does the cost compare to a salary raise?

    The rent is a deductible business expense and incurs no employer social-insurance contributions. For an equivalent gross cost to the company, the employee receives more net housing value than they would from an equivalent salary increase.

  • What lease terms are possible?

    Open-ended leases for permanent roles, and fixed-term leases (typically 3–24 months) for projects, relocations, or probation periods. The minimum term depends on what the landlord offers on each listing.

  • Furnished, unfurnished, or with full service?

    All three. Each listing states the furnishing level. Full service typically includes cleaning, linen, and internet — the exact scope is on the listing.

  • What happens if the employee resigns or leaves the company?

    The lease sits between the landlord and the company — not the individual employee. You can hand the apartment to the next employee for the remaining term, or terminate under the agreed notice period.

  • How is the apartment handed over to our employees?

    Space to Settle provides a legally sound sub-let template that governs the relationship between the company and the employee — separate from the lease with the landlord.

  • Which cities does Space to Settle cover?

    Currently Berlin only. Other German A-cities (Munich, Hamburg, Frankfurt, Cologne, Düsseldorf, Stuttgart) follow soon.

  • Who are the landlords?

    Verified private and institutional owners in Berlin who list their apartments exclusively for companies. Every apartment is checked before it goes live. We currently maintain a waitlist for landlords because we vet every listing ourselves.

  • What features can I expect in the future?

    We're working closely with larger companies and their HR teams to tailor the product for them. Full employee-housing management will be available in a friendly portal soon. Today, our motivated support team handles the work directly.
